03/11/2010	I am a locksmith and was just scammed by a subsidiary of Lender Processing Services (etc. Default Services of Detroit). I was contacted by phone to rekey the front door lock at a foreclosed home and the field agent told me I needed to take 3 pictures just to show that I was at the correct location and that the work had been completed. When the pictures were emailed and the bill sent I was then informed that I had to return to the site to complete all requirements on the PCR form and take multiple pictures of every room in the house, closets, locate sump pump....the list is ridiculous. The work was done out of town so they knew I wouldn`t return to the site to `complete` my work. They set it up so it would be impossible to meet their requirements so they got the work done free...they will not pay me. Have you ever heard of a locksmith required to do a home inspection as part of their work and provide approximately 50 pictures to get paid for rekeying a lock!

01/26/2010	These owners were horrible for not paying for work completed and knowing that they didn`t have the money or intent to do so. This was what they did the entire time they were in business. United Lender Services (ULS) in Pittsburgh is who took over their clients. Be aware that that Richard Fuchs who owned Express Financial Services a few years back and went out of business is part of ULS. Frank Davis and Ann Morrison knew what they were always doing and lied to their employees, clients and vendors. I am not sure if anything can legally be done since they are out of business. I`m sure that they are trying to cover any tracks as they did sell their home for $700+, but they do have a home in Boca Raton and other real estate properties. 01/13/2010	I just came to find out today that this company is out of Business. They sent out no notification of there closing of any sort, or to my knowledge that is. I just called and everyone of there lines are disconnected. Our business is owed money from them for title searches completed. The invoices I sent over to them date back to June of 2008. I send them on the same date every month, I have called, faxed, emailed you name it with no response in months. If anyone has any suggestions or files a claim against them please notify our business we would really appreciate it! Thanks!

11/05/2009	This company is now out of business. Their remaining clients and employees are at United Lender Services (ULS) in Pittsburgh. I suggest you contact there I have. I still have not received my check but I`m not giving up. It is not fair that these owners Frank Davis and Anne Morrison can go from company to company. ULS has a website, good luck and know I`m not giving up either.

11/05/2009	Non payment of appraisals, no human being to speak with. I have contacted the Attorney General, BBB, Securities Commission, and even a lawyer.. (well I am up a creek without a paddle) Unless a class action law suit is filed there is nothig we can do. Unfortunatley when the use of an AMC was required, (mandatory) they forgot to implement a regulatory agency for them. (how convenient for us) Please contact me if a class action is filed.
